If you are looking for a peaceful and serene community, look no further than Upper Hermosa in La Jolla. This neighborhood of La Jolla boasts classic, upscale, and pristine residences with mature lush landscaping. Upper Hermosa is similar to its sister area of Lower Hermosa, but since it is located west of La Jolla Boulevard and is a bit further from the ocean, homes in Upper Hermosa are more affordable. Historically, Upper Hermosa has been 30% less in value when comparing it to Lower Hermosa, and 30% higher in value when comparing it to Bird Rock. Upper Hermosa is entirely residential and while it has some winding tree-lined streets with stunning views of the Pacific Ocean, it is a relatively flat neighborhood which allows for a lot of walking and cycling. This La Jolla neighborhood is undisturbed by the bustle of commercial areas but is convenient to all that beautiful La Jolla has to offer. Nearby Bird Rock has great shopping and dining, and The Village in La Jolla offers some of the best boutiques, restaurants and salons in San Diego. Both shopping districts are minutes from Upper Hermosa.

Residences in Upper Hermosa are classic, upscale and have that “Leave it to Beaver” ambiance… with a nice mix of Ranch style, Cape Cod, and Mediterranean. (I raised my four children in the quintessential “Leave it to Beaver” home, complete with the library off the front door used often for reprimanding the children behind closed doors!) Many Upper Hermosa homes have large lots with mature trees and lush landscaping. The streets in Upper Hermosa are relatively level which encourages residents to walk and cycle through the neighborhood. There are no condominiums in Upper Hermosa.

The Upper Hermosa lifestyle is relaxed and laid back. With many pleasant walking paths and great jogging routes and biking trails winding through this delightful neighborhood, Upper Hermosa has a real sense of comfort and belonging. Magnificent scenery and wild life all compliment this family oriented community. A bond issue was passed in the 1960′s whereby the residents purchased the vacant land behind the neighborhood in order to prevent any future development to ever change the character and privacy of Upper Hermosa. La Jolla’s beaches are just a short drive, bike ride or walk from Upper Hermosa. Check out a sunset walk on Tourmaline Beach in the Bird Rock neighborhood or walk over to WindanSea beach to see the “Green Flash”…if you’re lucky! Feel the stress melt away. It’s easy to see why Upper Hermosa is one of La Jolla’s most sought-after communities.
