Although there isn&#8217;t a perfect answer, we can tell you that the real estate market is seeing a definite increase in home prices, which means if you wait to buy a home, you will be paying more for it. Home prices have been increasing over the past year. Real estate and economy experts are now projecting that home prices in the United States will appreciate by 5.4% in 2013. Assuming that home prices will rise about the same 5% over the next year, the difference a home buyer would pay if they wait a year is incredible. Below is a chart documenting these figures. <p>We all know that real estate home sales have a positive impact on the overall US economy. But recently, a study came out highlighting just how much of an impact one home sold can have. The<em> National Association of Realtors (NAR)</em> recently analyzed studies done by the Bureau of Economic Analysis, the Census Bureau, Macroeconomic Advisors and the Joint Center for Housing Studies at Harvard. Their findings were very interesting. After going over all the data, <em>NAR</em> discovered that one single home sale in the United States has an incredible impact on the economy of $56,464! That&#8217;s just one house! Below is the breakdown of <em>NAR</em>&#8216;s report:</p>
<p><strong><span style="text-decoration: underline;">When one home is sold in the United States:</span></strong></p>
<p>-<strong>$14,958: </strong>Income generated from real estate related industries</p>
<p>-<strong>$5,647: </strong>Added expenses on items such as furniture, appliances and painting</p>
<p>-<b>$3,509: </b>Remodeling home within 2 years of  purchase</p>
<p><strong><span style="text-decoration: underline;">Contributions to the Economy From Sale of One Home:</span></strong></p>
<p>Contributions to the economy are coming from things such as home construction, mortgage loans, title insurance, real estate brokerage, rentals &amp; leasing, moving services, home appraisals and other related real estate activities.</p>
<p><strong><span style="text-decoration: underline;">The Sale of One Home Generates an Economic Impact:</span></strong></p>
<p>People spend more at restaurants, sporting events and charitable organizations.</p>
<p>Estimated contribution to economy: <strong>$11,575</strong></p>
<p><strong><span style="text-decoration: underline;">The More Homes Sold, The More Homes Produced:</span></strong></p>
<p>For every 8 existing homes sold, one new home is constructed. This means that 1/8 of new home value is added to the US economy for each existing home sale. The estimated value: <strong>$20,775</strong>.</p>
<p>Adding all these numbers up, it comes to over $56,000 for the sale of one home! Clearly, the real estate market has a huge impact on the US economy.</p>

<p>Home prices in the real estate market have been up and down and quite volatile in recent years. But some areas of the country are seeing record setting pricing when it comes to the real estate market. Recently, San Diego real estate prices have hit a level not seen in 5 years. Distressed home sales in San Diego continue to decrease and mortgage rates are maintaining their record lows. Inventory is also low in San Diego County. All these factors have contributed to this 5-year home price high.</p>
<p>In the month of April, the median price for a home sold in San Diego County increased to $400,000. This is a 21% spike from the same time last year for real estate housing prices! According to DataQuick, a San Diego-based real estate research firm, San Diego has seen double digit increases in housing prices over the last 8 months. 5 years ago, in April of 2008, home prices were at $400,000 and have not be at that level since. But currently, San Diego county has 3,792 home sales and a 5 year home price high. Home sales are up 7% from a year ago in San Diego County and that is great news!</p>

This fun La Jolla event will take place on June 22nd &amp; 23rd from 10:00am to 6:00pm at Warren Field. The Torrey Pines Kiwanas Club started this La Jolla event way back in 1987 as a fundraiser to support adaptive sports programs for San Diegans with disabilities. This yearly La Jolla event has evolved into an elegant, high quality art show, where visitors can meet world-famous artists and enjoy local entertainment, cuisine and spirits.</p>
<p>The La Jolla Festival of the Arts features over 200 juried artists who will display their finest art including vivid watercolor and oil paintings, serigraph, glass, wood and metal sculptures, ceramic, jewelry and photography, just to name a few! Stroll along the turf of Warren Field at The University of San Diego as you enjoy a fun day in beautiful La Jolla. The entertainment this year at the La Jolla Festival of the Arts will feature Dave Scott and Monsoon Jazz, Fred Benedetti and Peter Sprague, Jazz88 All-Stars, and RockinJazzBigBand. The La Jolla Festival of the Arts will feature local restaurants, wineries and breweries to satisfy all of your cravings!</p>

<p>Supply and demand are key factors in the decision to sell your home. The desire for a home and the supply of homes for sale are what determine today&#8217;s real estate market. The current month&#8217;s housing supply determines the housing inventory. This is determined by the number of homes for sale divided by the number of homes sold in the previous month.</p>
<p>Unfortunately, there are no rules that apply to housing pricing in every category but there are some guidelines:</p>
<ol>
<li>Appreciation is guaranteed when the housing supply is at 1-4 months. There are not enough homes to satisfy the demand of housing buyers.</li>
<li>a 5-6 month housing inventory supply creates a real estate market that is balanced. If you look back, home values traditionally appreciate at a slightly higher rate than inflation.</li>
<li>a 7-8 month housing inventory supply creates a buyers&#8217; market. Homes for sale exceeds the demand and depreciation ensues.</li>
</ol>
<p>Currently, the US is in a housing supply shortage. In most states, total housing inventory is below a five month supply, according to the National Association of Realtors. The housing supply currently is 20% below inventory numbers from a year ago and at levels that haven&#8217;t been seen since 2005!</p>
<p>You can see from the guidelines above that the ratio of supply vs demand slows when real estate market home prices appreciate. Sellers now have a great opportunity to sell their homes because housing inventory is so low.</p>
<p>Housing inventory usually increases as we approach summer, so right now is the optimal time to sell your home! Selling your home while the demand is high and supply is low will get you the most money.</p>

<p>The Kentucky Derby comes to La Jolla Cove! The 13th annual Food and Wine Festival event hosted by the Junior League of San Diego will be held at the famous La Jolla Cove. The upcoming La Jolla event will be a &#8220;Kentucky Derby Affair&#8221; theme this year. On May 4, from 2pm &#8211; 6pm, more than 50 of San Diego&#8217;s top food and wine purveyors will be on hand at this fun La Jolla event. Local San Diego restaurants and beverage companies will wine and dine guests, while live music plays at Ellen Browning Scripps Park.</p>
<p>The theme this year will bring the excitement of Churchill Downs to the shores of La Jolla! This local La Jolla event will hold a live viewing of the Run for the Roses, &#8220;win, place and show&#8221; prize drawings, costume contests for best dressed couple and best hat, plus a silent auction!</p>
<p>Tickets for this La Jolla event are $75 in advance and $85 at the door so get your tickets early! VIP tickets are also available and include access to the VIP lounge, which is stocked with samples and valet parking for $125.</p>
