La Jolla Neighborhoods
La Jolla is separated into 17 distinct neighborhoods all with a personality of its own. Each one just a little different from the next. If you are not familiar with the area, the names of the neighborhoods won't mean much to you. So let me give you a brief description of each. This will be helpful information if you find something when doing your searches on the red button marked MLS search San Diego homes - or the "Quick Search La Jolla" feature.

1. La Jolla Farms
This is the northern most neighborhood in La Jolla, it is located near the University of California at San Diego. This is a fabulous bonus, because you have access to so many great UCSD amenities. The world class La Jolla Playhouse is on the UCSD campus; lectures and art galleries; sporting venues and gyms all that you can join as a member. This is also one of the most exclusive neighborhoods in La Jolla because it sits atop the North Shore of La Jolla overlooking the beautiful Pacific Ocean. Homes run in the multi-million dollar range. Enjoy vast ocean views, great surf breaks at Blacks Beach, hiking in the Torrey Pines National Reserve, and very easy access to the Torrey Pine Golf Course, home of a recent US Open. It maybe the quickest neighborhood to the freeways making the commute to any other part of town a breeze. Blackhorse, a gated condominium community, is also part of this great neighborhood. Prices in Blackhouse are some of the most affordable in La Jolla.

2. La Jolla Shores
"The Shores" is the most beach oriented neighborhood in La Jolla. All the homes here a walking distance from the ocean. It's tends to be a bit more casual than other areas of town; and features a truly wonderful two block long quaint village with several world class restaurants. Surf shops and boutiques also dot the main street. It is a very popular part of town with the tourists ,so if renting out your property for part of the year is in your plans - this is the neigborhood for you. There is a beautiful beachside park with grassy areas for picnics and fire pits in the sand. The long flat beach is the best in town for walking or jogging. Walk down to the shore at the end of the day with a glass of your favorite beverage and enjoy one of our breathtaking sunsets - it's a great life! There is an underwater park. That's right - a national marine reserve - so if you are a diver or snorkeler you'll love it here. The neigborhood is also home to the world famous La Jolla Beach & Tennis Club which has hosted Davis Cup events on its beautiful tennis courts. If you are an "A" tennis player - even if just in your mind - this will be your hang out. The homes in this neighborhood range from beach cottages to oceanfront mansions and it also has a very pleasent condominium community.

3. Hidden Valley
Tucked away in a little valley this area is a wonderful surprise. Many La Jollan's don't even know it's there. The lifestyle here is your classic suburban neigbhorhood. Very easy access to the freeways make for a quick getaway to work in the morning. Close to the Village of La Jolla and walking distance to the shops and restaurants in "The Shores" ... and of course its beautiful beach.
4. Village of La Jolla
I know this will sound like hype ... but truly ... the village of La Jolla is one of the most special places in the entire country. It has world class shoping, amazing restaurants, and a fabulous beachside park and beaches ... that are just ... fun ... fun ...fun. This is urban living at it's absolute best. If you like to stroll and window shop ... La Jolla Village is paradise. There are many outstanding single family homes scattered throughout the Village along with some brillant condominium homes. Our only high rise condo buildings are located in the village - and the views are truly breathtaking. Always keep in mind the year round temperatures in La Jolla average 72 degrees - winter and summer are delightful here.
5. Country Club
The Country Club neighborhood surrounds our only private golf course. Because of the large homes and views over the golf course this tends to be one of the most upscale areas. If you are looking for a european villa here is where you should look. This is a very private area where the only traffic you experience are neighbors coming and going. What makes La Jolla so interesting is we have such unique and varied areas. Fast paced or quite ... simple or grand ... we truly have whatever you want. This is one of our grander areas.
6. Beach-Barber Tract
This is another walk-to-the-beach neighborhood. One of the most famous surfing beaches in the world is just steps away - Windansea Beach. The Beach-Barber Tract has smaller lots and narrow streets which makes the atmosphere very European. Several hidden beaches that only the neighbors frequent make this area really fun. You can walk to the Village from here; and walk to both the public junior and senior high schools as well as the Bishop's school. 7. Lower Hermosa
This neighborhood is very desireable. Large manicured lots with beautiful estate quality homes; this is a one of La Jolla's best neighborhoods. Lower Hermosa boasts elegant homes, wide streets, and traditional architecture. There are service alleys in the nieghborhood which means many of the garages are off an alley at the rear of the home. This makes walking in this area a treat with no garage doors or driveways to break up the lovely streetscapes. It is walking distance from the newly landscaped village of Bird Rock, with its European style round-abouts, and one of the best beaches in the world - Windansea Beach. This is a highly sought after La Jolla neighborhood. The oceanfront estates here are truly amazing.
8. Upper Hermosa
If friendly neighbors, children playing in the front yard and a neighborhood 4th of July parade are
your style ... this is the neighborhood for you. The traditional architecture give this area a bit of a New England feel. There is a bike path from this neighborhood right to the junior and senior high schools. This is truly a "neigborhood" in every sense of the word.
9. Bird Rock
Bird Rock has the same feel as neighboring Upper Hermosa with slightly smaller lots and tons of charming homes. This is a very youthful area with lots of young families. Strollers are a regular feature in this area. You can walk to some great surfing beaches, or the shops and restaurants in the recently landscaped Bird Rock Village. The elementary school right in this neighborhood is one of the best in the city ... maybe the county.
10. La Jolla North
Back to the top of the map. This is La Jolla's most northern neighborhood - thus the name. There are soccer fields and a great YMCA here. You can walk to UCSD or to the local Jewish Temple. This area enjoys the most convenient access to the freeways. The flat streets and sidewalks make strolling ideal. Every neighborhood in La Jolla is close to the Village - this area has the advantage of the university and very quick access to freeways.
11. La Jolla Village
The name of this area is a bit confusing. The "La Jolla Village" being refered to here is an outstanding shoppig center known as La Jolla Village Square. This is an area that features many great condminium communities - each with easy access to this great shopping center. Walk to movie theaters ...Whole Foods ... Trader Joe's ... and lots of great resturants ... from this neighborhood. UCSD is also within walking distance.
12. La Jolla Heights
Conveniently located near UCSD, La Jolla YMCA and the Jewish synagogue, the neighborhood of La Jolla Heights offers easy access to the Village, La Jolla Shores, and freeways. La Jolla Heights features everything from single family homes ... to cute condominiums ... to ranch like estates. Many homes in this area enjoy either pastoral views to the ocean or sparkling eastern nightlights and mountain views.
13. Muirlands West
This neighborhood surrounds the golf course with many properties right on the fairways. It is walking distance to schools. It also features several planned communities that have recreation centers. By the way, the public high school features a outstanding public swimming pool where you can do lap swims. Join the master swimmers group if you realy want a great workout.
14. Soledad South
This neighborhood is on the east side of Mount Soledad which gives it a wonderful benefit - it's sunny nearly all day long. Views of downtown, Misson Bay and the ocean abound. Very good access to the freeways make communting from here fantastic. It's a really nice area - and a bit more affordable.
15. La Jolla Alta
This neighborhood also enjoys an east side of the mountain location which provides it with nearly constant sunshine. Very little traffic ... terraced lots .... large single story homes ... lovely views to the south ... make this an ideal neighborhood. The views to the south are 24 hour views with lovely vistas to downtown during the day and twinkling lights at night. There are some outstanding gated communities in this area too.
16. La Jolla Mesa
There is another name for this area that I perfer - The Palisades. This area is again on the east side with some of the best sunlight in La Jolla. You can enjoy all that La Jolla has to offer ... plus ... you are quickly into the community of Pacific Beach for shopping and dining too. Many great properties in this area enjoy 24 hour views - lovely at night and day. Most of the homes are single story to protect the views which makes for a great "no stairs" lifestyle.
17. Muirlands
Homes in this La Jolla neighborhood enjoy beautiful landscaping, winding roads, sunset ocean views and vistas that remind you of Tuscan hillsides. Many people feel this is the best of La Jolla. Many of the estates feature Spanish architecture with huge lushly landscaped lots. Some of the grandest homes in La Jolla are in the "Muirlands". This lovely community rivals the finest upscale neighborhoods anywhere in America. Gracious living abounds, while still being just minutes from a world class village and some of the best schools in the United States.
